
What the August 2026 Numbers Say About the Liberty Park Real Estate Market
August brought another interesting month of activity in Liberty Park, and one of the biggest things I'm watching is how differently the market is behaving depending on price point.
Six homes closed in Liberty Park during August, totaling just over $4.56 million in sales volume. The median sale price was $751,250, and those homes averaged just over 9 days on market.
Compared with August 2025, when four homes closed, the number of sales increased by 50% and total closed volume increased by approximately 48%.
Average sale prices, however, were relatively similar year over year — approximately $760,500 this August compared with $770,725 last August.
Because Liberty Park has a relatively small number of monthly sales and homes can vary considerably in size, age and price point, I don't put too much weight on one month's average or median price alone.
What caught my attention most
There were 12 new Liberty Park listings during August, and as of September 1, six are already pending or contingent, with another currently active under a break clause.
Even more interesting is where that buyer activity is occurring.
The six homes currently pending or contingent are priced between approximately $550,000 and $850,000.
At the same time, there are currently six properties being marketed at $1 million or more.
Rosalie's Take
To me, this is a good example of why I don't consider Liberty Park one single real estate market.
Buyer activity can look very different depending on the home's price point, condition, location within the community, size and level of updating.
Right now, we are seeing good movement in the portion of the market below $1 million. At the higher end, buyers have more choices, which makes pricing, preparation and presentation especially important.
If you're thinking about selling, I wouldn't make a decision based simply on an overall Liberty Park average. I would want to look specifically at the homes competing with yours and at what buyers are actually responding to in your price range.
